No market has embraced the branded residence like Dubai. Of roughly 910 branded schemes worldwide by the end of 2025, the emirate holds the single largest concentration — and the pipeline runs years deep. For a city that built its prime market in a generation, the branded model solved two problems at once: it imported instant provenance, and it promised the managed, lock-and-leave living that its largely international buyers actually want.
The result is a market where the brand is not decoration but the product. A residence carrying the name of a fashion house or a hotel group in Dubai commands, on our Index, a premium of around 35% over comparable unbranded stock — the widest premium we track anywhere. It is also the most liquid: branded units in Dubai spend a median of just 71 days on the market at the trophy level, against 214 in Monaco.
